Landscaping/Lawn Care Forum: September 12, 2024

Join Board member Dannine Johnson as she hosts a virtual Landscaping/Lawn Care Forum on Tuesday, September 17th from 7 pm - 8:00 pm. This forum is intended to provide homeowners an overview of the landscaping services provided by Blythewood to our community. Blythewood President, Bernie Granzow, will be available to answer your questions on basic lawn care.

Capital Court Movie Night – Road Closure Notice: August 12, 2024

On August 16, 2024, at 7:30 p.m., the community will host an outdoor Movie Night, open to all residents. If you choose to attend, we encourage you to bring your own chair or blanket; the Board will provide a popcorn machine and juice boxes. Based on resident input, we will show The Princess and the Frog as our movie, which will begin playing shortly after 7:30pm. Additional updates will be posted on the Facebook event page and by email.

This event will take place outside the Clubhouse, near the intersection of Capital Lane and Phoenix Drive. Please note that a minor section of Phoenix Drive will be closed to vehicular traffic on the day of the event. The blockage will NOT impede any resident from accessing their driveway. On Tuesday, August 13, 2024, “No Parking” signs will be posted along Phoenix Drive, warning drivers that cars found on Phoenix Drive, between Capital Lane and Santa Fe, as of 6:00 p.m. on August 16, 2024, may be subject to towing/relocation if not moved.

Community Events Update: Summer 2024 - July 16, 2024

The Events Committee is planning several community events throughout the next several months, including a neighborhood Block Party in September!

Yappy Hour: On Thursday 7/18, we are hosting a Yappy Hour event for all dog lovers. Spend an evening enjoying beverages and meeting neighbors at a pop-up dog park.

Movie Night: On Friday 8/16, we are hosting an outdoor Movie Night for residents to enjoy a family-friendly movie night under the stars. Bring your own chair, blanket, or other seat, and we’ll bring the movie and the popcorn!

Get involved with the Events Committee: A Events Committee interest meeting will be held on Monday 7/22 @ 6pm, virtually.

Schedule Change for County Trash Pickup - June 14, 2024

Starting July 1st, trash and recycling will be collected on Tuesdays instead of Fridays. Please place your trash and recycling cans outside on Monday evening and ensure they are brought back inside no later than Tuesday evening.

Tot Lot Mulch Project - April 9, 2024

The vendor will be installing mulch for the tot lot this week!

On Wednesday April 10th, the parking spaces along the clubhouse and tot lot will be made unavailable for parking. Please do not move the cones in the parking spots. On Thursday April 11th, the mulch delivery will take place in those areas. On Friday April 12th, the delivered mulch will be spread and the parking area returned to normal.

Active Capital Court Community Committees

The Board is seeking volunteers to serve on a committee. Vacancies are available on the Architectural Covenants Committee, Communications, and Events Committees. Homeowners interested in joining a committees should contact the Board of Directors, at capitalcourthoa@gmail.com, by April 16, 2024.

2024 Covenant Inspections

On March 5, 2024, MMI circulated a Pre-Inspection Notice, notifying the community that annual covenant inspections are expected to begin in April and May. During this period, MMI personnel will be on site, inspecting the exterior of each home to ensure it is being maintained in accordance with our community guidelines. If you have a question about the upcoming covenant inspections, please contact MMI at Community@accessmmi.com.

As a reminder, during its December 5, 2023, executive session, the Board agreed to pause issuing violation notices for holiday decorations and security signs until the annual covenant inspections. Accordingly, security signs found on an owner’s lot will result in a violation notice being issued to the owner.

Landscaping Services

Last week, Blythewood Landscape Management began their landscape management services for Capital Court, providing a comprehensive weed, crabgrass prevention, and fertilizer application to all lawn areas. Please note that three additional applications are scheduled later in the season (Early Summer, Summer, and Fall), ensuring continued maintenance and optimal health for our grounds. We urge owners not to apply additional fertilizer or weed control products to their lots, as this may result in damage to their grass.

Next week, Blythewood will begin their spring clean up and mulch service around the community. Blythewood will be using a dyed, brown mulch to give the lawns a natural look. Lots with different colored mulch will not be included in this service.

Beginning next Thursday, Blythewood will initiate weekly mowing operations. Thursdays are designated for mowing, with Friday as a backup day in case of rain or other uncontrollable issues. Lawns will be mowed to a height no less than 3.5”. We kindly request that all hoses, pathway lighting, children's toys, and any other items be promptly picked up and removed from the lawn areas to facilitate mowing services effectively. Additionally, we encourage residents to remain vigilant in cleaning up after their pets, contributing to the overall cleanliness and aesthetics of the property. Blythewood will also conduct monthly detail and crack and crevasse vegetation control treatments throughout the year. Summer flowers will be installed at the monument entrance before Memorial Day, and Fall flowers will be planted in September.

We kindly request that owners who have questions, or experience issues related to the quality of the landscaping services, to promptly notify the Board and MMI, and refrain from contacting Blythewood directly. The Board will promptly address any concerns brought to its attention.

Finally, owners are reminded that they are responsible for maintaining their lot in neat and orderly condition, this includes maintaining grass in the front of their lot. Owners who do not have live grass on their lots are encouraged to plant grass seed and water their lot on a regular basis. The type of grass used in the community is a “turf type” mix of Tall Fescue grass. No other type of grass is permitted to be planted in the community.

Clubhouse Update - March 24, 2024

Safety Update

On February 9, 2024, a Capital Court HOA Board member and an employee of the Capital Court Security vendor, Harken Security, attended a sentencing hearing at the PG County Courthouse for the suspect previously arrested for breaking into the community clubhouse in December 2023. As a result of the proceedings, the court issued a stay away order for the suspect effective for three years and the suspect was released.

On the evening of February 10, 2024, the suspect broke another window on the clubhouse’s rear (southeast) side to gain entry and was arrested on-site. The HOA Board is working with the property management company, Majerle Management, Inc (MMI), to identify solutions to prevent any potential future occurrences and mitigate any additional damage to the property.

Residents are asked to call 911 if the assailant is seen anywhere in the community. As a reminder, Capital Court residents and guests should call 911 (emergency line) to report a crime in progress and 311 (non-emergency line) to report suspicious activity or have a delayed report of a crime not in progress.

Usage Update

Prince George’s County has scheduled the fire safety inspection for the clubhouse for April 2024. Upon final approval, Capital Court will receive the capacity certificate At that time, the HOA Board will communicate with residents the next steps for clubhouse usage.

In addition, it has come to the Board’s attention that a fire pit was recently installed outside of the clubhouse. The Board is still seeking additional information about this installation from Stanley Martin (the Capital Court community’s homebuilder) and will provide further updates on policies, safety, and usage in the coming weeks.

Clubhouse Incident Update - December 29, 2023

The Capital Court Homeowners Association Board of Directors (Board) provides the following update on clubhouse damage that occurred this past week. On three separate occasions, community clubhouse windows sustained damage resulting from criminal activity.

On the evenings of December 22, 23, and 25, a suspect broke windows on the clubhouse rear (southeast) side to gain entry into the clubhouse. In each instance, a Board member called 911 and Prince George’s County Police Department (PGCPD) were dispatched and reports were filed. On December 25th, PGCPD found a suspect inside the clubhouse and the individual was arrested.

The Board does not believe the clubhouse sustained additional damage beyond the broken windows. The Board contracted with a vendor to board up the broken windows to mitigate clubhouse entry through the windows. Majerle Management, Inc. (MMI) is assisting the Board to identify near- and long-term solutions to prevent crimes like this from occurring and causing additional damage to the property.

While the vendor cleaned up broken glass inside and outside the clubhouse, it could not remove all shards or glass debris embedded into the surrounding mulch and lawn. In the interest of safety, Capital Court residents should not walk their dogs or allow their children to play near the rear clubhouse perimeter and patio, at this time. Access to the playground via the sidewalk located on Capital Lane is not affected.

Prince George’s County Composting Program - December 8, 2023

On December 7, 2023, Prince George's County delivered green carts to many homeowners in the community, as part of its PGC Composts Program. This is part of the County's program to encourage recycling of food scraps and food-soiled paper items. The green carts are to be used for food waste and yard-trim waste only. As of this afternoon, many owners have left these carts in front of their homes. The green carts are to be stored in your garage, along with your black trash cans and yellow recycling cans. The green carts must be set out for collection by 6:00 a.m. on Mondays.  As a reminder, homeowners should only have one of each cart type from the County.  If you have more than one cart from the County, you are likely to have a neighbor's cart.
